Stella looked incredibly pleased with herself.

Mom’s face went pale, but she kept her eyes closed and said stubbornly, “You bought this place for me, so I can do whatever I want with it!”

I let out a soft laugh. “Mom, didn’t you say this condo was your peace of mind? Your security?”

Mom didn’t even hesitate. “Stella is my peace of mind and my security!”

“Fine.” I pulled out my phone. “Stella, if you don’t want the police involved, stop blocking this sale.”

Stella snorted. “The deed has my name on it. Mom legally transferred it to me. Calling the cops won’t change anything. Who are you trying to scare?”

I didn’t mind giving her a quick lesson in property law. “When the registered owner and a third party conspire in bad faith with knowledge of a nominee arrangement, the transfer is void and constitutes civil fraud.”

I pulled out the nominee agreement I’d had Mom sign when we bought the place. “Mom signed and fingerprinted a legal document in black and white. Besides the title being in her name on paper, this property is 100 percent mine since I paid for everything!”

When we’d bought the condo, I was worried about Mom getting scammed as she got older, so I’d suggested putting both our names on the deed.

But Mom had been completely against it. She insisted the place was for her retirement and she wanted her own private condo.

I’d let it go at the time.

But since I was the one paying for everything, I still had Mom sign a legal nominee

arrangement.

Honestly, I just wanted to protect her from getting taken advantage of. She’d been so excited about getting her own place that she hadn’t even kept track of how many documents she was signing.

The nominee agreement was legally binding, which meant I had every right to demand the property be transferred to my name. It also gave me the legal standing to force Mom to cooperate with the transfer process.

The entire room went dead silent.

Then Mom lunged at me. I was quick enough to stuff the contract back into my bag and zip

it up.

She clawed at my arms, trying to grab it. “You ungrateful brat! You tricked your own mother into signing that! I hope you rot in hell! How could you scheme against your own family like this?”

I dodged her hands. “I’m not the one who needs to explain myself here. You had no legal right to transfer this property. That deed with Stella’s name on it is worthless, no matter how you try to spin it.”

The buyer clapped his hands together. “Perfect! So we can sign the contract then.”

I quickly pulled out a pen and signed on the dotted line.

The buyer was all smiles. “Great! I’ll wire you the 500 thousand dollars right now.”

He took his copy of the contract and left looking pleased. Before he walked out, he turned back and made an announcement. “This property is mine now. I’m heading out to get a locksmith to change the locks. Look, I don’t care about your family drama, but when I come back, if anyone’s still here, I’m calling the cops for trespassing.”

I grabbed my bag and followed him out, leaving behind the screaming and cursing. Then I drove back to the state where I worked.

A few days later after work, I found Mom and Dad waiting outside my apartment building.

The second Mom saw me, her whole attitude changed from her usual aggressive tone. It was rush hour and I didn’t want my neighbors watching this circus, so I unlocked the door and let them inside.

Mom sat down and immediately launched into her speech. “Sweetie, about you selling the condo-your father and I understand you were upset. Let’s just put all that behind us. We’re not holding any grudges.

“We noticed you haven’t been sending money home lately. We’re here to apologize, okay? So you can start sending us our monthly allowance again.

“And we need you to give us enough for a bigger house. I’ll give up on the condo idea if you do that for us.”

She kept saying she wasn’t holding grudges, but every word out of her mouth was about getting into

my wallet.

“I don’t have any money,” I said flatly.

Mom didn’t believe me for a second. She actually laughed. “How could you not have money?

“You’re so good at saving, Ava! Look at you, still wearing that hoodie even though it’s all pilled and worn out. When I visited your aunt over the holidays, she said out of all the kids in the family, you’re the best at managing your money.”
